Priced Sheffield Sales Cluster Under $105,000 Except for One Outlier

SHEFFIELD -- Fourteen property transfers were recorded at the Southern Berkshire Registry of Deeds for Sheffield between June 6 and July 5, but only five carried a sale price by the time records were reviewed. The month's priciest recorded transaction, a $560,000 sale on Valley View Road, stood well above the rest of the market.

Of the 14 deed entries recorded during the period, five included a sale price, ranging from $72,730 to $560,000, with a median of $85,000. One additional entry was a nominal-consideration transfer and is not counted toward the price range or median. The remaining eight entries have no price on file yet, which is typical for recently recorded deeds and does not indicate the parties withheld the amount. With only five of 14 entries showing a price, the recorded sales activity for the period cannot yet be fully assessed; the raw count of 14 transfers is notable, but most dollar figures remain pending.

216 South Street sold for $104,502 on June 18. Douglas J. and Elizabeth B. Pendergist were the sellers; the buyers were the Sheffield CDBG Housing Rehabilitation Program and the Town of Sheffield.

243 Hulett Hill Road sold for $85,000 on June 18. The sellers were Melissa A. Noe and James P. Noe Jr. No buyer was listed in the deed data.

392 Bears Den Road sold for $83,357 on June 18. Arthur Wright was the seller; the buyers were the Sheffield CDBG Housing Rehabilitation Program and the Town of Sheffield.

221 Polikoff Road sold for $72,730 on June 10. The sellers were Rehannah E. Weinstein and Renannah Weinstein; the buyers were Dart Collateral Manager LLC and COM LLC.

By price tier among the five priced sales: one transaction topped $500,000 (42 Valley View Road); one fell in the $100,000-to-$500,000 range (216 South Street); and three were under $100,000 (243 Hulett Hill Road, 392 Bears Den Road and 221 Polikoff Road). No street had more than one priced sale. Outside the priced group, 153 East Main Street appears twice in the dataset, recorded June 22 with two different sellers, Michael Farrell and Colin Whitaker, and no price or buyer listed for either entry.

Two of the five priced sales, at 216 South Street and 392 Bears Den Road, involved the Sheffield CDBG Housing Rehabilitation Program and the Town of Sheffield as buyers. Several unpriced entries show patterns worth noting without speculation on motive: 374 East Road was transferred by Holly G. Coon, trustee, and Timothy A. Coon, trustee; 997 Foley Road was transferred by George A. Oleen and the estate of Marion E. Oleen; and 199 Canaan Road was transferred from Arnold C. Agar Jr. and Diana L. Agar to the same two names. One entry, with no street address given, was a nominal-consideration transfer under $10,000 from Priscilla J. Stevens to Cavalry SPV I LLC; it is not a market sale and is not included in any price figures. Two entries, 334 Clayton Road and 549 Sheffield Plain Road, list a bank or financial entity as seller or buyer (Wells Fargo Bank N.A./Freedom Mortgage Corp. and L Evans LLC/Pittsfield Cooperative Bank Inc., respectively), with no price yet recorded.
