Sheffield July Sale Prices Span $250,000 to $800,000, Median Near $573,000

SHEFFIELD -- Thirteen properties changed hands in Sheffield between July 10 and Aug. 8, according to deeds recorded at the Southern Berkshire Registry of Deeds, with disclosed sale prices ranging from $250,000 to $800,000. Seven of the 13 transactions did not include a sale price in the deed record.

MARKET OVERVIEW

The registry recorded 13 sales during the period. Of those, six included a disclosed sale price, ranging from $250,000 to $800,000, with a median of $573,400. The remaining seven transactions list no consideration amount, which is common for certain deed types, including bank-to-bank transfers, trust transfers and some foreclosure-related filings. Based on raw count alone, 13 recorded transactions over a four-week span reflects a period of ordinary, non-negligible activity, though the high share of undisclosed prices limits how much can be said about pricing trends for the month as a whole.

TOP SALES

The month's highest-priced transaction was 395 North Undermountain Road, which sold for $800,000 on July 10; sellers Deborah Anne Schneiderman and Scott Charles Lizama conveyed the property to buyers Andrew Conway and Kimberly Kapner. The same address, recorded under a slightly different spelling as 395 N Undermountain Road, changed hands again the same day for $640,000, with Conway and Kapner as sellers and Adams Community Bank as buyer.

The third-highest sale was 1460 Ashley Falls Road, which sold for $641,250 on July 10; Alixandra McClarnon Herleikson and Brett Clark Herleikson sold to Greylock Federal Credit Union.

1189 Ashley Falls Road sold for $506,800 on July 21, with Rafael Antonio Cardenas conveying to NBT Bank NA. 941 Clayton Road sold for $320,000 on July 21, with sellers Garry P. Ovitt Jr. and Nicole M. Chase conveying to NBT Bank NA. The lowest disclosed sale, 269 East Main Street, went for $250,000 on July 10, with sellers Jenny Richter and Jenny Ritcher Traill conveying to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Ashley Falls Road accounted for two sales during the period: 1189 Ashley Falls Road at $506,800 and 1460 Ashley Falls Road at $641,250, together the only street with more than one disclosed-price sale. North Undermountain Road/N Undermountain Road recorded two deeds for the same property on the same day, at $800,000 and $640,000. By price tier among disclosed sales, two fell under $500,000 (Clayton Road at $320,000 and East Main Street at $250,000), while four fell in the $500,000 to $1 million range (both Ashley Falls Road sales and both North/N Undermountain Road transactions). No disclosed sale exceeded $1 million. The remaining seven properties, on Alum Hill Road, Rannapo Road, Pike Road, Salisbury Road, Rote Hill Road, Barnum Street and South Main Street, sold without a disclosed price.

Greylock Federal Credit Union was involved in three separate deeds during the period, as seller in one transaction and buyer in two others. One transaction, 328 Alum Hill Road, involved a transfer from George A. Milukas Jr. to George A. Milukas Jr. as trustee, a change in ownership form rather than a sale to a new party. Another, 1458 Barnum Street, involved Berkshire Bank conveying to Susan J. Detjens as trustee of the Susan J. Detjens Revocable Trust.
